The RICS Condition Report (CR) is a concise overview of the condition of the property, complementing a Mortgage Valuation. The report is easy to follow, written in jargon free terminology & provides information about the construction & condition of the main elements of the property using a simple 1-2-3 colour coded rating guide.
The report will help homebuyers to predict any future maintenance expenditure, repair or restoration costs & could provide reliable information to re-negotiate on the asking price.
A CR can also help homeowners prepare to sell their home by identifying any problems that could delay the sale or cause reductions on the asking price.
Condition Report are provided through membership of the RICS Condition Report copyright license scheme using the RICS Survey Writer online report software application with integrated report editing.
All RICS CR commissions are carried out under a standard form of contract (including terms & conditions of engagement) between Edwards Surveyors & the client. CR’s are delivered to the client electronically & automatically through the Survey Writer online software facility on receipt of payment from the client.
For peace of mind & to potentially save you costly repair bills it makes sense to have a Condition Report carried out.
For a typical three bedroom semi-detached house, PPI will charge you £350* (no VAT), a relatively small outlay compared to the cost of Estate Agency Fees or removal costs.
* Plus RICS License fee, currently £12 per report.
